Nabnest operates as a comprehensive apartment locating service under the ownership and management of a licensed real estate agent in Texas. Our clients benefit from complimentary assistance locating apartments through our licensed apartment locator. The referring agent receives a referral fee upon our client's lease agreement at a participating apartment community. What distinguishes us is that we allocate a portion of this referral fee to provide cash back to our clients.

These Terms of Service, together with any explicitly referenced documents (collectively, the "Terms of Service"), govern your use of our websites that present or link to these Terms of Service (including nabnest.com) (collectively, the "Website"). This encompasses all content, features, and services available on or through the Website, regardless of whether you are browsing as a guest or a registered user.

We strongly advise that you carefully read and comprehend these Terms of Service before utilizing this Website. By accessing and using this Website, you agree to comply with these Terms of Service. If you find the Terms of Service or the Privacy Policy unacceptable, please exit this Website immediately. Failure to agree to these Terms of Service prohibits your access to the Website.

Your rental rate (our referral fee) must be $1,000 or more to be eligible for cash back.


Rental rates below $1,000 may still be eligible for 15% cash back.


The cash back amount is based on 15%, 25%, 30%, and 35% of the locator referral fee the community agreed to pay us.

A $40 fee will be deducted for every cash back reward to cover desk fees.


Community referral fees are commonly seen as 50%, 75%, and 100% of the first month's rent amount, sometimes less than 50%. Also, while it's not as common, some properties pay a flat fee as the referral.

Boosted* tier resets back to tier one (1) on the fourth lease.


The maximum cash back amount offered is $1,200.


Breakdown - (Based on Community Referral of 100%)

$1,000 - $1,499 = 25% cash back


$1,500 - $1,999 = 30% cash back


$2,000+ = 35% cash back


If the community referral is below 100%, the breakdown above stays true unless the referral amount is below the $1,000 requirement. Anything below $1,000 after a 50% or 75% referral fee would only be eligible for 15% cash back. If your rent amount is $1,500 and the property is paying a flat fee, your reward will be calculated based on the flat fee.


Examples:


  • Your rental amount is $1,200, and the community agreed to pay us 50% of your rental amount for the referral. That would equal a referral of $600, which falls below the $1,000 minimum to receive 25 to 35 percent. The cash back offer for this example would be 15% of the $600 referral, which would be $90!


  • Your rental amount is $1,400, and the community agreed to pay us 75% of your rental amount for the referral. That would equal a referral of $1,050, which is just above the $1,000 minimum to receive 25 to 35 percent. The cash back offer for this example would be 25% of the $1,050 referral, which would be $263!


  • Your rental amount is $1,600, and the community agreed to pay us 100% of your rental amount for the referral. That would equal a referral of $1,600, which is above the $1,000 minimum to receive 25 to 35 percent. The cash back offer for this example would be 35% of the $1,600 referral, which would be $560!

  • Your rental amount is $1,800, and the community agreed to pay us a flat fee of $1,000 for the referral, which is above the $1,000 minimum to receive 25 to 35 percent. The cash back offer for this example would be 25% of the $1,000 referral, which would be $250!

You must list "CMR 2" and your agent's name on the community's guest card and rental application. "CMR 2" must be correctly listed as your referral source to be eligible for any cash back offer.


You must not be relocating from a sister property.


You must have never lived in the community where you intend to lease before.


You must not be transferring (on-site transfer) from within the same property.


You must sign at least a 12-month lease to qualify for cash back. Leases shorter than twelve months may still be eligible for a reduced cash back offer at Nabnest's discretion.


All cash back offers are subject to the referral fees paid to "CMR" by participating communities. Your apartment community must agree to your use of "CMR 2" for you to qualify.


All requests for cash back must be submitted via our report lease form within 60 days of your lease start date.


Nabnest only permits one (1) report lease form per apartment.
